Yapımına 1958 yılında başlanan ve 1962 yılında tamamlanan Balmumcu Güzel Evler Yapı Kooperatifi Sitesi, Cumhuriyet Dönemi modern mimarlık mirasının öncü modernist mimarlarından Seyfi Arkan'ın konut alanındaki çalışmalarının İstanbul'daki en önemli örneklerinden biridir.
Güzel Evler Yapı Kooperatifi Sitesi, 1990 yılında mekân, mimarlık, tasarım ve şehir planlama ürünlerini belgelemek ve korumak amacıyla kurulan ve 20. yüzyılda ortaya çıkan modernizme dikkat çekmeyi hedefleyen DOCOMOMO (Documentation and Conservation of Buildings, Sites and Neighbourhoods of the Modern Movement) için önemli bir örnek teşkil ediyor. Emre Madran'ın “miras” olarak kabul edilmesi için önerdiği yedi özelliğe göre değerlendirildiğinde, Güzel Evler Yapı Kooperatifi Sitesi'nin mimari çevre, akademik çevre ve kentli gibi tanıklara duyarlılığı çerçevesinde önemli karşılıklar içerdiği söylenebilir.
Modern mimarlık mirasının hızla yok olma sürecine girdiği son dönemde Güzel Evler Yapı Kooperatifi Sitesi de bulunduğu bölgenin cazip emlak değerleri açısından piyasa mekanizmaları lehine ayrıcalıklı imar hareketlerine maruz kalan benzer senaryoların tehdit riskleriyle karşı karşıyadır.
The aim of this study is to draw attention to these unique examples of modern architectural heritage under threat, to bring this sample, which we have limited information in sources, to the readers with previously unshared projects and documents, to share the rightfulness with the architectural environment and to document it as a modern architectural heritage.
Abstract
The Balmumcu Güzel Evler Building Cooperative Site, which was began to be built in 1958 and completed in 1962, is one of the most important examples of Seyfi Arkan’s work in the area of housing, one of the pioneering modernist architects of the Republic Period modern architectural heritage in Istanbul.
Güzel Evler Building Cooperative Site is an important example for DOCOMOMO (Documentation and Conservation of Buildings, Sites and Neighbourhoods of the Modern Movement), which was founded to document and protect space, architecture, design and urban planning products in 1990 and aiming to draw attention on the modernism that emerged in the 20th century. When evaluated according to the seven characteristics proposed by Emre Madran to be considered as “heritage”, Güzel Evler Building Cooperative Site can be said to contain significant counterparts within the framework of their sensitivity to witnesses such as the architectural environment, academic environment and the urban inhabitants.
In the recent period, where the heritage of modern architecture is in the process of rapidly disappearing, Güzel Evler Building Cooperative Site is faced with the threat risks of similar scenarios that are exposed to privileged development movements in favour of market mechanisms in terms of attractive real estate values of the region where it is located.
